Arrowhead makes direct equity investments in assets across the east coast and southeast United States and owns or has owned real estate in New York, New Jersey, Pennsylvania, North Carolina, Georgia, and Texas. Arrowhead and its affiliates currently own and operate a portfolio of over 5,000 multifamily units, 100,000’s sqft of commercial property as well as hundreds of acres developable land. Acquisition Criteria:

J&B is currently seeking the acquisition of individual properties or portfolios that meet the following criteria:

 

Deal Size:  $25mm - $250mm

 

Target Markets: Primary and secondary metropolitan areas on the east coast and Southeast United States

 

Core/ Stabilized: Stabilized assets providing steady, long term cash flow and that have little to no deferred maintenance

 

Value-Add/ Opportunistic: Assets which can be repositioned and achieve significant appreciation through implementation of aggressive management or capital injection

The J&B management team works diligently to provide the necessary direction and oversight required to execute a comprehensive business plan for each of our assets and to maintain our fiduciary duty to each of our partners. Our in-depth experience, deep industry relationships, and established market presence allows us to readily respond to and capitalize on changing market opportunities. J&B oversees the entire property cycle of its investments including: acquisition, financing, construction/renovation, stabilization, and exit. J&B has demonstrated its ability to achieve attractive risk-adjusted returns in every stage of the market cycle which can be attributed to the combination of its rigorous due diligence, and superior asset management practices. ASSET MANAGEMENT

In the process of managing our own properties, J&B began attracting numerous real estate operators who were seeking our local management expertise. Today, J&B and its affiliates provide asset management services across the country.  Our professionals believe in a hands-on, team approach to and we recognize the individual requirements of each property and tailor our management program to each individual asset. Some of our asset management services include but are not limited to:

  • Implement long-term real estate asset management strategy that optimizes financial performance

  • Review & monitoring of property management activities

  • Oversee the negotiation & implementation of third-party contracts, and legal agreements

  • Performing site visits to collect property and market data as needed

  • Develop and distribute monthly asset management reports to ownership partners, including both narrative and quantitative descriptions of performance

  • Collaborate with the Operations team to address issues that meaningfully impact NOI

  • Participate in budgeting process, including detailed review of all budget projections compared to historical property performance and comparisons of budget assumptions to relevant industry benchmarks

  • Participate in weekly status update calls

  • Review real estate tax assessments and participate in discussions with portfolio manager and third-party real estate tax consultants regarding tax appeal strategies

  • Perform comprehensive utilities analysis (annual cost/usage trends, opportunities for expense reduction and bill-back increases)

  • Ad hoc reporting as needed

  • Oversight of third-party contract bidding

  • Partner with the property operations team and the dispositions point person to ensure property strategy and operations are followed during the dispositions process to maximize ultimate sales price of assets
